The shortage of supply is one of the biggest problems in the housing market in Spain. Faced with increasing demand, the shortage of properties to rent or buy has caused an imbalance that not only hinders access to the residence, but also stresses prices to levels that are difficult for households to assume. Madrid and Barcelona are two of the cities most affected by this imbalance and both are running out of new construction stock to assume it. Only in Barcelona, almost half of the new houses available (48%) exceed 500,000 euros , while in Madrid, if the rate of absorption continues as before
