In the metropolitan area, restricted areas such as speculative overheating districts and reconciliation target areas are banned until the sale of pre-sale rights until the registration of ownership transfer, which is expanded to overcrowded areas and growth management areas.

Prohibition of resale is, in principle, to prevent the sale of presale rights.

After the registration of transfer of ownership, the sale right is changed to a house, so blocking the resale until this time is the same as completely forbidding the resale.

However, in some cases, the period of resale restrictions has been set to long after the change from pre-sale to house, and the sale of houses during that period is also prohibited.

Some of the overcrowded and uncontrolled areas are already bound to regulated areas, such as areas to be adjusted, but not many are.

The overcrowded area is a region designated by the government to prevent excessive concentration of population, buildings, and industries in one place, and the growth management region is a region designated to deliberately attract the population and industries moving from the overcrowded area.

Overcrowded areas include Incheon, which is a non-regulated area (excluding some areas such as free economic zones), Uijeongbu, Siheung, Bucheon, and Siheung.

In the growth management area, there are also cities in the outskirts of the metropolitan area such as Dongducheon, Paju, Osan, Pocheon, Hwaseong, Yangju, and Yeoncheon.

After August, resale is prohibited in private residential areas in most areas of the metropolitan area.

The government expanded the restrictions on the resale of the metropolitan area and metropolitan cities due to the overheating of subscriptions in some areas that are not bound to be adjusted.
