An advantageous alternative to direct rental investment, buying bare ownership, as part of the social rental usufruct system, known as ULS, has assets to defend for those who see far in time.

A low tax purchase

This specific operation consists in buying a rental property that has undergone a temporary dismemberment of property. The purchaser or bare owner has a limited right to sell or donate the home and can only make serious decisions such as conversion to a commercial rental or mortgage. For its part, the usufructuary, who is in this case a social landlord, enjoys the accommodation which he will therefore rent to households on condition of means, while collecting the rents.

Without full ownership or rental income, what is the interest for the bare owner? This operation firstly allows you to buy a good 30 to 40% cheaper than its conventional equivalent. The opportunity to afford housing worth 250,000 euros to only 150,000. Similarly, during the usufruct period determined by contract - generally fifteen years for new property and twenty years for old real estate -, the investor is not liable for any tax in respect of this acquisition, since '' he escapes the housing tax, property tax and taxation on rental income. Not to mention that he is relieved of rental management and maintenance of the premises, apart from major repairs.

At the expiration of the usufruct, the social landlord must also restore the asset and guarantee its release by the tenant, so that the bare owner recovers full ownership. The latter may then choose to occupy the accommodation itself, resell it or continue to rent it.

Affluent investors

As this acquisition cannot be self-financed by the collection of rents, the investor must, however, already have cash available to embark on the adventure. If it is necessary to take out a loan, the interest on the loan may however be deducted from any existing property income. Therefore, this operation is aimed more at individuals taxed at a tax bracket of at least 30%, who seek to consolidate their wealth while benefiting from an advantageous tax regime.

It is also a good way to reduce your tax on real estate, since the value of bare ownership is not taken into account in taxable property for the duration of the dismemberment.

Station at location

Investment in bare ownership is based on a capitalization objective. As you buy a property at almost half its value, the mere fact of becoming a full owner at the end of the usufruct allows you to benefit from a nice capital gain at the end of the contract. But it is still necessary to choose a geographic area in which the real estate market is solid.

To avoid having unpleasant surprises later, it is better to favor large cities such as Paris and its inner suburbs, as well as Lyon, Marseille, Nantes, Lille, Bordeaux, the Basque coast or the Côte d'Azur. So many sectors where the market lends itself doubly to this financial arrangement, since real estate prices are constantly increasing, while the needs of the social park are important.
