Having your house built in the traditional way is necessarily engaging in an expensive and long-term project subject to a whole lot of risks. But with the rise of biobased construction industries, and in particular of the timber frame which is on the rise, an alternative allowing to build its house in record time has emerged: prefabrication.

An attractive offer

Do not think this is a low end accommodation. Although this system consists of preparing the elements in the workshop or in the factory, before assembling them on site, this type of building remains subject to the same rules of comfort, equipment, materials and performance as conventional dwellings. On the other hand, it is distinguished by certain aspects.

First element, the prefab house is much cheaper to buy. Count 30% less on average. This attractive price is explained by the reduction in lower materials and labor costs in the factory, but also by a shorter construction period. This is the second advantage of this formula: you only have to wait three or four months to move into your home sweet home . And once the boxes are unpacked, you will see that your prefab cozy nest is also very energy efficient. Not content with being generally very well insulated, these houses can even be "passive", producing a large part of the energy consumed.

Better information

While the supply of prefabricated housing is increasing, the government has also been won over by the formula. Through the Élan law of 23 November 2018, and especially its implementing texts, he chose to give a boost to what he considers to be “a modern and innovative construction technique” allowing to meet massive needs housing, while most often being ecological. In practice, it is a decree published in the Official Journal of February 8, 2020 that governs the sector from May 1.

It appeared that the classic contract for the construction of a single-family house (CCMI) was not entirely suited to this technique, which had hitherto been surrounded by some vagueness. To remedy this, the legislator has reinforced the information for the buyer. From now on, the CCMI with provision of the plan implementing the prefabrication must detail all that concerns the latter. The builder must therefore provide a precise description, with plan and characteristics, of the prefabricated elements inseparable from the house and ensuring its solidity. This concerns in particular the framework, roofing and foundations of housing. Likewise, the contract must indicate by what means the future owner of the premises will be informed of the completion and proper execution of the manufacture of these elements. It can be by going to the production site or by marking the parts in order to identify them on site.

A strict schedule

Exit the traditional schedule of the house on plan, the decree published on February 8, 2020 sets up new rules specific to prefabricated housing. When the site is opened, the client (in other words the future owner of the premises) must not pay more than 20% of the total price of the construction. A small supplement is then added at the time of completion of the foundations, while 50% of the overall envelope must have been paid when finalizing the prefabricated elements.

At the end of the main work (partitions, putting out of water and air of the house), the amount reaches 75%, then 95% after the work of equipment, plumbing, carpentry, heating and d 'exterior coatings. The balance of the price is finally paid upon delivery of the accommodation.
