The GoFlint platform unveils the second edition of its Vigie and the ranking of average prices for thermal strainers in France. While the number of DPE F and G properties for sale has increased considerably in recent months, the DPE rating has become a central element at the time of negotiation, explanations... 

It's exponential! The number of thermal strainers put on sale in recent months has increased considerably according to the GoFlint platform which unveils the second edition of its Vigie and the ranking of the average prices of goods rated E, F or G. Houses which suffer from poor DPE see their price drop sharply because the more rooms a property has, the more its price will drop if it is poorly rated according to GoFlint, unlike apartments (from T1 to T3), which are much more demanded by buyers.

In Paris, apartments classified E, F or G represent 62.9% of advertisements! 

Indeed, La Vigie notes a drop in prices in Paris in the 4th quarter of 2023 compared to the 3rd since the square meter went from 11,088 to 11,018 euros, i.e. a decrease of 70 euros because properties rated E, F and G represent 62, 9% of new ads! While they increase in the Hauts-de-Seine department (7,265 euros/m² in Q4 2023 compared to 7,176 euros/m² in Q3 2023). Thus, Paris remains the department where thermal strainers cost the most, followed by Hauts-de-Seine, Savoie, Val-de-Marne and Alpes-Maritimes. 

Conversely

, GoFlint also reveals its top 5 departments where the price per square meter for a DPE F or G is the lowest. Nièvre takes first place on the podium, with an average price of 834 euros/m², followed by Creuse (Champion department of France in the number of thermal strainers, with an average price of 978 euros/m²), Allier (1,056 euros), Indre (1,083 euros) and Haute-Saône (1,087 euros).
