A premium office, a smart city in itself with state-of-the-art facilities and a collaborative, stimulating and innovative atmosphere. All that, exactly, is what they imagined in Colonial when they created Madnum, the new complex they are building in Madrid. It is a project in which offices coexist with residential and commercial use to configure an entire complex conceived on the basis of three main pillars: the well-being of people, innovation and sustainability.

Quality spaces for face-to-face work

Located on Calle Méndez Álvaro, five minutes from Atocha station and very close to the Retiro and the Prado, Thyssen and Reina Sofía museums, Madnum is a clear example of the flight to quality trend that has been trending since the pandemic in the world of offices.

The explanation is very simple, the teleworking boom that has occurred since 2020 has created new demands for the use of that space. Faced with the solitary days of teleworking, professionals perceive the office as a meeting place and face-to-face work days as an opportunity for collaboration, to exchange ideas and design new projects.

And the truth is that for all this, quality luminous spaces are needed in which people are cared for and creativity is promoted. Among other reasons, because the new generations are clear: they will not stay in a job if it means working in an environment that is not healthy and enriching.

Therefore, having offices well located and well valued by customers and users will favor an optimal climate for both employees and customers. And this, in turn, is an increasingly decisive factor in ensuring the competitiveness of companies. Why? Because it helps attract and retain talent and because having happy employees allows companies to be more cost-efficient and more effective in results.

A premium office complex

All this has been taken into account when conceiving Madnum, a complex of 90,000 m2 that dedicates 56,000 of them to three buildings with state-of-the-art offices in which the most advanced technology is incorporated and in which the space can be distributed in an agile and personalized way for each user. Thus, the surface of each of them can range from 1,000 to 6,000 m2.

That last element they mention, sustainability, is another of the demands of the new generations that have taken into account when defining the project, which has been conceived to receive the nZEB certification, which recognizes buildings that make an almost zero energy consumption.

This reduced environmental impact contributes to the fact that the complex itself has more than 6,000 m2 of green areas, as well as roofs and walls in which native plant species are integrated. For example, plants with low water needs, aromatic plants that attract pollinators or others with fruits that birds can feed on, which has a positive impact on the biodiversity of the area.

In addition, the excellent location of Madum inside the M30 allows a good part of the transfers to take advantage of micro-mobility solutions with low emissions, such as scooters, bicycles or electric motorcycles.

Avoid transfers, reconcile better

But if there is one aspect in which Madnum can stand out as a pioneering and innovative project, that is the transfers. Or rather, the absence of transfers. Because companies that decide to locate their offices in this complex will be able to offer their employees the possibility of living exactly in the same place where they work.

It is another of the demands that new generations such as millennials have been making, who increasingly conceive of spending one or two hours a day stuck on the road or making transfers on public transport to complete the trip to and from work.

And the truth is that, little by little, this new way of thinking is gaining weight in the workforce of companies. In 2025 five different generations will still coexist in the work environment, but it is estimated that in 2030 millennials will already represent 50% of the total, to which will be added the Zeta Generation, the Alpha ...

Specifically, Madnum will have 30,000 m2 of residential space distributed in 374 homes integrated into the complex and as bright as the offices. In addition, life at Madnum revolves around the same sense of community and collaborative philosophy that inspires working in their offices. Among other things, thanks to the central garden square that has the heart of the complex, as well as the two terraces with swimming pool and relaxation areas and the 5,000 meters of dynamic spaces in which all kinds of shops and services are integrated.
