From this Saturday, owners of thermal strainers, classified F or G, will be obliged to carry out an energy audit of their home before putting it on the market. This measure concerns in particular persons owning a house or an entire building, so that the buyer is aware of the price of the work to be done.

The supervision of the sale of thermal strainers will materialize this year since from Saturday, their owners will systematically have to carry out an energy audit, as soon as they own a house or a building and wish to put it on the market. Some companies are already making visits, such as Diagadom, which has audited nearly a hundred properties.

Erkan Esen, his boss, testifies: "A lot of agents are asking us more and more. They are taking the lead because they have planned a signature in the next few days and already want to be ready for this document. Yes, it clogs up a little bit."

Works to the tune of 60,000 euros

That day, the real estate diagnostic expert prepares the energy audit of a house in Seine-et-Marne, with a surface area of 74 m2. Erkan Esen therefore scrutinizes each room one after the other, on the lookout for the slightest insulation defect, which he does not struggle to find. "There, when you go around the building, you realize that one of the facades has an asbestos-type cladding cladding. We see that there are also a lot of problems of facelifting, "he says. "There is a chimney here, which can possibly have water infiltration problems."

This mission alone required four hours of work at a cost of almost 700 euros and a consequent verdict for the future buyer. The latter will have a lot of work to do, as Erkan Esen explains. "For the overall renovation of this accommodation, we have an estimate of about 60,000 € with the insulation of the walls and the change of the heating system for a heat pump." But the future buyer of this property could come out advantaged. "For the sale price, today would be around €400,000. But indeed, I think it will be a price that will be discussed or at least negotiated." Once all the work is done, the house classified F will be labeled A or B.
