Nabo is a property manager that specializes in condominiums.

The company has gone through the finances of 2,000 condominium associations and is now warning of the consequences of many associations having too low fees for a long time.

- We already saw in 2021 that many associations' cash flows were low, the associations could not save for provisions and maintenance.

This despite the fact that interest rates and energy prices were low.

"Finally the bank gives up"

Now the risk is even higher that you don't save, which can lead to a vicious spiral with increased borrowing and higher fees. 

- In the end the bank says no and then there is a risk of bankruptcy, says Jonas Gustavsson.

According to the analysis of the associations' finances, fees were raised on average by just 0.6 percent in 2021.

During 2022, many associations chose to raise the fees more, on average the fees were raised by 3.6 percent.

- It is far too little.

Many associations should raise their fees by 40 percent.

You have to make a longer financial calculation so you can see how much you have to set aside for maintenance, says Jonas Gustavsson.
