After years of sustained rise in real estate prices in Bordeaux, the trend will have reversed in 2022 if we are to believe some recent publications in the press.

It's going a little fast for master Matthieu Vincens de Tapol, president of the chamber of notaries of the Gironde.

According to the figures available to him, established between October 31, 2021 and October 31, 2022 in the old building in Bordeaux: the price of houses increased by 5.4% and that of apartments by 0.6%.



“In recent years, there has been a general increase and there, the market is stabilizing, that is to say that there is no longer any increase in all districts, all sectors for all goods, and a sorting is done by the buyers between the justified and unjustified prices”, advances master Matthieu Vincens de Tapol.

Readjustments between Bordeaux districts

This situation is reflected in a slight drop in certain districts such as La Bastide where the price of old houses fell by 0.8% or Caudéran-Primrose where the price of apartments fell to -0.3%.

In the latter district, prices are more markedly down for old houses (-7.8%).

Apartment prices are also down slightly in the Capucins-Victoire sector (-1.4%).

But there are also good increases for old houses in Bacalan (+12.7%), Chartrons (+7.3%) and Saint-Seurin (+6%).

For old apartments, we can speak of stability for Chartrons (+1.2%), Hôtel de ville/Quinconces (+1.1%) and a real increase for Saint-Seurin/Fondaudège, with + 5.6% .

“Rising prices are not over everywhere, but the change is that we are seeing stability in certain areas,” summarizes the president of the chamber.

In his view, the strong tension on the rental market partly explains why there has been no fall in the price of apartments in Bordeaux.

No drop either on the metropolis and the Gironde

“We had a drop in volumes in the last quarter, due to the tightening of financing conditions, but we do not have more than half of the neighborhoods whose prices are falling, so we cannot speak of a price drop”, underlines the notary.

He recalls that the warning signs of the continuation of this increase had been detected by the profession, from January 2022. The trend is generally the same in the metropolis of Bordeaux, on which demographic pressure is expected to continue.

Buyers may hesitate to extend their trips in the context of an energy crisis.

In 2022, for example, house prices are up 10% in Mérignac, the second city in the agglomeration after Bordeaux.

Across the Gironde, over the same period from October 31, 2021 to October 31, 2022, the price of apartments in Gironde increased by 3.4% and that of houses by 7%, driven in particular by significant demographic growth, from around 10,000 additional inhabitants per year.

House prices are also on the rise in municipalities such as Saint-Jean-D'Illac (+ 5%), Tresses (+ 13.5%).

And overall, prices in the Bassin d'Arcachon jumped by 15%, particularly in the south with +13.8% in Biganos, +12.5% ​​in Lanton, +14.4% in Mios and even +15.8 % in Audenge.

“I do not see a collapse in prices in the Gironde, concludes the President of the Chamber.

For me, a price drop is when customers have bought a certain price and they resell at a loss, I haven't seen this in any file.

The notaries will deliver their refined figures for the whole of 2022, at the end of February.
