Changing roofs, replacing the fuel in the boiler with a less polluting and more efficient one, reinforcing the insulation, reforming the façade, installing solar or photovoltaic panels are already common needs in many communities of owners.

These reforms represent an improvement in the energy efficiency of homes, with the consequent savings in consumption, and increase the quality of life of the residents and the value of the properties.

These are works that, on many occasions, end up being postponed due to budgetary or liquidity problems.

But now this dilemma of reforming or not can be resolved quickly and, moreover, without spilling over.

The solution begins with European funds and is completed with a tailor-made suit, such as the one offered by Bankinter for this type of action.

Everyone hears about the Next Generation EU program but not so many know that it is a way to save up to 80% of the cost of a reform in any community of owners that requests it.

It is about almost 4,000 million euros in European aid that Brussels approved and that have landed in Spain to be used to improve the energy efficiency of residential buildings.

But they are not reaching the communities of owners.

Why?

Because these communities do not know how to carry out the process quickly and efficiently.

Here we tell you the keys.

  • In the first place, the president of your community should know that he can instruct your administrator to request aid from these European funds from now on.

    Where?

In the Department of Housing of your autonomous community, which is the administration in charge of managing it.

Together with IESA, Endesa X and OHLA, Bankinter has promoted Tucomunidad NextGen, a specific portal with content and resources related to the application of NextGen funds to homeowners' associations, where you can answer all your questions about aid from European funds to rehabilitate buildings and find the financial formula to achieve them.

  • To apply for this grant, you must meet the following requirements:

    • The works that are undertaken must entail a reduction of at least 30% in the consumption of non-renewable primary energy sources, a decrease that is calculated according to the energy certification of the building.

    • In addition, they must generate a 25% decrease in the annual global energy demand for heating and cooling in the climate zone called "C" and 35% in the climate zones "D" and "E", labels that you can also consult in the energetic certification.

Here is a table where you can check the percentage of aid that your community can achieve according to the energy savings achieved with the reform:

  • Before that, the community must prepare the work project, a process that can take from 12 to 24 months.

The project must be voted on in the neighborhood community meeting and achieve a simple majority, so that the project can later be carried out.

Here the case is usually presented that the community does not have money to start the work.

In this case, once the project has been carried out, the next step is to go to a financial institution such as Bankinter, which anticipates the amount of the aid and offers financing for the amount that the subsidies do not cover.

"This is a historic and unrepeatable opportunity for the communities of owners to undertake a partial or even comprehensive reform, achieving savings in the cost of the project that goes from 40% to 80% of it", says Javier Ron, director of Consumption of Bankinter.

"The bank not only anticipates the aid but complements it with financing that is smaller than if the works were paid for directly with spillovers", Ron points out.

A real example.

So you can see an example with a real amount.

In a case that is among the most onerous, such as a comprehensive reform of a building with 40 homes that would cost one million euros.

Here, if the traditional payment method is chosen, which is to pay for each family with an annual payment, it would cost 25,000 euros, which in ten years would mean a family expense of 2,500 euros per year.

If a solution like the one proposed by Bankinter is chosen, the community can request a loan that covers the European aid that can take more than a year or two to arrive and that complements what is not covered by the Next Generation funds.

The purpose of the financial solution is that the fee can be afforded comfortably by the community of neighbors compared to the spill, since it is supported in a longer term.

Option of two years of grace and without connection

Faced with this eventuality, Bankinter proposes in its financial solution the option of a two-year grace period until the arrival of the subsidy so that the effort during the execution of the project and the waiting time for aid are significantly reduced.

In addition, the bank does not require any additional link to the community, such as direct debit of receipts, policies or others, to offer its financial solution.

A fast and effective financial solution in 48 hours.

When the aid becomes effective, the part of the credit that covered that subsidy is amortized and only the remaining part would remain.

Thus, one can speak of installments that would be around 120 euros per month in a period of 12 years, which is stipulated precisely so that the monthly amount is comfortable to face.

  • How long does it take for the bank to say yes to this aid advance?

In 48 hours, Bankinter is giving an answer, which allows greater agility for owners when deciding.

  • Another factor that prints speed is the fact that only the signature of the president of the community is necessary.

  • On the other hand, the responsibility of the loan falls on said community of owners, not on the neighbors, who are not guarantors.

  • Therefore, it is an agile, transparent and affordable solution for communities of owners that allows them to request aid from today, and start the works without having to wait for the money from the funds to arrive effectively.

Tax aid.

  • Finally, it is necessary to take into account not only the important proportional amount of the aid in relation to the cost of the works, but also the existing fiscal aid.

On the one hand, said aid does not compute in the personal income tax.

On the other hand, there are added aids in some autonomous communities.

As an example, the Madrid City Council offers IBI reductions of up to 50% in the three years following the intervention for those communities that install solar energy systems.

In short, it is time to take the opportunity to apply for aid and achieve savings that will hardly be repeated in the future.
