The

Spanish stock of housing and buildings

is, at a European level, one of the most

energetically obsolete

.

This factor, together with the

increase in energy prices

, makes the energy renovation of buildings an increasingly essential task.

In fact, for many people, energy efficiency is already a priority objective, not only because it contributes to reducing CO2 emissions or the environmental impact, but also because it leads

to economic savings for families

.

And, aware of the need to undertake renovations that reduce

the energy consumption

of buildings, Unicaja Banco facilitates the carrying out of these reforms and does so with the help of European Next Generation funds.

Specifically, the financial entity offers neighborhood communities a turnkey service to rehabilitate buildings and their homes and thus optimize energy consumption, including from the initial feasibility analysis for energy rehabilitation to the management of aid and the execution and financing of works.

With the collaboration of rehabilitation agents

To do this, it has the collaboration of top-level rehabilitation agents with extensive experience in rehabilitation processes.

Likewise, it has developed an energy rehabilitation loan for communities of owners, with very competitive conditions.

The aid from the Next Generation funds is granted to projects that achieve a reduction in consumption of at least 30% (40% subsidy of the investment), and they are increased for greater reductions in consumption (of 80% of the investment -up to 21,400 euros- for reforms that imply a decrease of 60%).

In addition, these aids are exempt from taxation, and the remaining amounts -those not covered by the subsidy- are partially deductible in personal income tax.

Grants can be higher if asbestos needs to be removed.

Even the autonomous communities can contemplate up to 100% in the case of co-owners in a situation of economic or social vulnerability.

Once the minimum level of consumption reduction (30%) has been reached, the aid allows taking into account among the eligible amounts, not only the works of facades, roofs, photovoltaic panels and air conditioning systems, but also accessibility works, elevators , fiber installation, etc., as well as all the necessary services, including those of the property manager.

The aid, distributed in Spain by the Recovery, Transformation and Resilience Plan, has a budget of 2,970 million euros, to which must be added 1,100 million from a line of guarantees from the Official Credit Institute (ICO) and 450 million for tax deductions.

How to get these grants

Unicaja Banco, together with its collaborating refurbishment agents, offers a turnkey service for communities of owners, which begins with a free study, the preparation of the technical book of the building and the project, the management of grants and licenses, the performance and monitoring of works and justification of subsidies.

This service is accompanied by financing for up to 10 years, with very competitive conditions, which seek to ensure that the monthly payment that each owner must pay is less than the energy savings achieved with the rehabilitation work.

Considering the rise in energy prices, restrictions on consumption and the growing need for air conditioning in recent years, both in winter and summer, European aid comes at the best time to support Spanish families in reducing consumption and improve the comfort of your home.

It is everyone's task to ensure that these funds are applied to the rehabilitation of the largest possible number of homes.

Both public administrations and property managers, service companies, financial institutions and, especially, owners of buildings prior to 1980, must collaborate to obtain and apply these aids, with which to improve the quality and habitability of the homes.

Unicaja Banco, within its firm commitment to sustainability, collaborates with communities of owners, through alliances aimed at providing a complete turnkey service and in the best conditions.

The objective is none other than the rehabilitation of homes, with the help of European Next Generation funds, to be simple and contribute to the reduction of energy consumption and greenhouse gas emissions.
