For a normal sale with a rent of SEK 7,000, this means a rent increase of just over SEK 700 if the property owners' demands go through.

Negotiations on the rent requirement will take place within three weeks.

New model for the negotiations is being tested

- We have agreed on this model with the tenants' association, says Lisa Hjelm who is head of economic policy for Fastighetsägarna MittNord.

The model is based on five different parameters, for example the development of costs for municipal fees, and also takes into account the historical cost development, going back three years. 

But the Tenants Association is critical of the percentage.

- This year, the rent up here was raised by an average of 1.7 percent.

It is a very large increase that the property owners are demanding, says Maria Hjort, who is head of negotiations for the Tenants' Association Region Norrland.

I think everyone can stay

If tenants are worried about being able to pay the rent, Lisa Hjelm recommends that they contact their landlord.

- I know that many of our members have a close dialogue with their tenants, she says.

So you don't think people can't afford to stay because of the proposed increase?

- I don't think any of our members want to get rid of their tenants, says Lisa Hjelm.

The non-profit housing company Bostaden in Umeå already has a two-year agreement.

The increase for the year 2023 is already complete and ends up at 2.1 percent.
