The magazine "60 million consumers" has just highlighted the many errors that exist concerning the diagnosis of energy performance (DPE) of housing, supposed to help estimate the consumption of a home.

The association calls for better training of experts because a bad assessment can have real consequences for tenants or owners.

Whether you are a tenant or an owner, you must have heard of thermal colanders.

It is these badly insulated dwellings, therefore very energy-intensive, which therefore increase the electricity bill.

The energy performance diagnosis (DPE), which is mandatory in dwellings intended to be lived in, is supposed to help estimate the energy consumption and the greenhouse gas emission rates of a dwelling by giving it a score of A to G. Except that, as just revealed by

, experts also make a lot of mistakes.

Errors that affect the value of the home

Among the most common identified by the association, a house whose surface increases according to the professional who carries out the diagnosis, or even doors and windows not taken into account for this same DPE.

Inaccuracies that have a direct impact on the energy classification of housing and its value.

"New constraints will come into force in the months and years to come, in particular from the end of August 2022, with the impossibility of increasing the rents of housing classified F and G. Similarly, from the end of September 2022, we will have to carry out an audit during the sale of these same dwellings classified F or G. So we can see that the classification still has a very significant impact”, recalls the lawyer of the association, Virginie Potiron.

"And all the more so since from 2023 until 2028, there will be bans on renting because the most energy-intensive housing will be considered as not decent."

Better train experts

The association is calling for better training for experts, as many of them would still not have been trained in the new ECD standards.

And we have to move quickly, since the rental of accommodation classified E and F will be prohibited from 2023.
