The municipal department told "Emirates Today" that, since the beginning of 2020 until now, it has issued 2,582 licenses to build private residential villas in the Bateen Al Samar complex, affiliated with the Sheikh Zayed Housing Program, including 1980 licenses in 2020, and 602 licenses this year. It added that 31 licenses were issued for the construction of investment villas, and 37 licenses for the construction of residential buildings since the beginning of last year.

She explained that 315 contracting and consulting offices have been violated since the beginning of last year, including 234 contracting offices and 81 engineering consultancy offices, and pointed out that the main reason for their violation was not placing a project board, not placing a temporary fence during implementation according to the department's requirements, and not adhering to security and safety. She indicated that the unauthorized violating building is dealt with in two cases, the first case in the violating building outside the boundaries of the plot, it is dealt with by complete removal, while in the second case, which is the violating construction within the boundaries of the plot, the structural integrity of the building and the building requirements is verified. If it complies with the licensing requirements, a fine is imposed on the parties associated with the implementation of the violating building, and the fines are paid in order to issue the necessary building permit.

She stated that among the most prominent complaints and observations received by the municipality about the contracting offices, were due to the presence of technical problems at the construction site, the delay in construction work, failure to sign the handover report, stopping construction work on the site, and a request to change a contractor. As for complaints about consulting offices, they focused About the lack of good follow-up and supervision of the construction site, and a request for a consultative change by the project owner.

The Ras Al Khaimah Municipality Department said that it monitored the six most prominent disputes that occur continuously between the owners of housing under construction and contractors, including the contractor's failure to comply with the construction time period, the presence of technical notes on the site, the failure to carry out annual maintenance work, the failure to complete the procedure for issuing a construction site completion certificate, and the lack of conformity The works are for the approved plans for implementation on the site, and the construction work on the site is stopped, as the municipality receives complaints and observations, and summons all parties to identify the reasons for the occurrence of disputes, and resolve them amicably.
