The last piece of land that the city of Offenbach still owned at the former industrial port went to the Hamburg-based project developer Primus Developments GmbH.

The company, led by the architect Achim Nagel, is planning the wood hybrid complex "Rockywood" on the site directly opposite the Heyne factory on the harbor promenade.

The name of the office complex stands for the different materials that are used in the construction of the two buildings.

The larger, angular one is mainly made of wood and is supposed to be called "Wood".

The smaller solitaire on the harbor promenade will be built in solid construction and will be named "Rocky".

This second part of the name could possibly also be interpreted by boxing fans interested in cinemas with a view of the film series with Sylvester Stallone as an indication of another special feature of the project.

Because project developer Nagel has come to an agreement with the city, the boxing club Nordend, which has been running a nationally recognized violence prevention project for young people on this same property in an old warehouse for years with the help of boxing, and a 550 square meter sports facility including social rooms is also available free of charge in the new complex to deliver.

Rockywood is not Primus' first project at Offenbach Harbor.

A little further to the east, the Hamburg-based company completed the Marina Gardens residential project in 2019.

Almost 200 residential units in various designs have been created there, from single-family homes for families to apartments for commuters.

Trees for built-in wood

The five-storey office ensemble “Rockywood”, on the other hand, is an offer for companies looking for office space with unusual structures and special surroundings.

In the immediate vicinity, the new building for the University of Design will soon also be rising.

The two buildings will offer around 10,000 square meters of office space, which, according to Primus, will be marketed in units of between 200 and 400 square meters.

Client Achim Nagel expressly wants the “Rockywood” project to be understood as an example of ecological, sustainable building.

For the “Wood” building, 2,600 cubic meters of wood are processed, which binds more than 2,600 tons of carbon dioxide.

Nagel has trees replanted for the wood used.

In this way, the wood should grow back within 40 years.

The public space between the two houses, known as the playground, is planned to be equipped with trees and colorful furniture.

A garage with around 60 parking spaces is planned under this public area, as stated in a communication from the city.

For the mayor of Offenbach, Felix Schwenke (SPD), the commercially used complex is an important component of the plan to make the port not only an attractive and correspondingly sought-after residential area, but also a location for companies that, in addition to the attractive location, also Appreciate good traffic connections in the north of Offenbach.
