The pandemic has made many people want to live bigger and the demand for their own house and garden has skyrocketed.

And in large parts of the country, house prices have risen by about 25 percent in the past year, according to SBAB's latest price index published today.

This means a rate of price increase that has not been so high for a year since the statistics began to be kept in the 1980s.

- We have not really seen such a large price increase ever, but if you find a period where prices have increased about as much, you have to go back to the end of the 80s, says Robert Boije, chief economist at SBAB.

But despite the high demand for villas, few new houses are being built.

In the last ten years, the proportion of single-family homes in housing construction has fallen from 45 to 20 percent and single-family home construction is now at the lowest level in 100 years, according to the Wood and Furniture companies, which refer to Statistics Sweden's statistics.

Then why not build more houses when the demand is so great?

- The biggest problem is that municipalities do not plan land allocation for the construction of single-family homes, says Robert Boije.
