Hamburg (dpa / lno) - The rents of the housing companies organized by the VNW association in Hamburg rose by an average of 1.9 percent last year.

The Association of North German Housing Companies (VNW) announced on Thursday that the net rent without costs was 6.95 euros per square meter.

This means that the price is still below the Hamburg rent index of EUR 8.66 per square meter and also below the general rate of price increases in recent years.

At the same time, there has been an unprecedented increase in construction costs and the demands on quality have grown.

According to an expert opinion, the construction of one square meter of living space in Hamburg would cost around 4,000 euros.

The climate protection requirements also endangered the affordability of housing.

The association's publicly funded apartments rose by 2.5 percent to an average of 6.23 euros per square meter.

In the case of privately financed apartments, the average net cold rent rose by 2.06 percent to 7.19 euros per square meter.

"The VNW member companies in Hamburg remain the guarantor of affordable housing in Hamburg," said association director Andreas Breitner.

The VNW companies say they manage around 300,000 apartments for 750,000 people in Hamburg.

That is almost every second rental apartment in the Hanseatic city.

A quarter of it is social housing.

In addition to numerous smaller cooperatives, building associations and foundations, the Saga municipal group of companies is also part of the association.

The investments of the VNW companies amounted to 1.22 billion euros last year.

A good half of this flowed into new buildings.

Almost 2500 new apartments were handed over to tenants.

This year the total investment is expected to grow to 1.42 billion euros.

However, only around 1900 apartments are expected to be completed.

The cause of the decline is the lack of building land.
