  • Rents and selling prices in real estate have climbed another 10% this year in Nantes.

  • An increase that can be explained by a lack of goods and slow construction, while demand is still stronger.

Those looking to settle or move to Nantes know this well.

Finding accommodation has been particularly complicated in recent years in this city known to be very attractive.

But the "historic" situation has further hardened this year, according to the Nantes-Atlantique real estate club (Cina).

With ever stronger demand and constantly rising prices, the indicators of the Nantes real estate market are making you dizzy.

For a furnished rental, for example, it takes 713 euros on average, a rent that has climbed by 15% in one year.

This dizzying increase is also noted by buyers.

“In Nantes, over a year, prices have soared, the majority of districts show increases of more than 10%,” notes Frédérick Duvert, president of the Loire-Atlantique chamber of notaries.

So much so that for old apartments, for example, the City of the Dukes is now the fourth most expensive provincial town, behind Lyon Bordeaux and Nice.

It must be said that in one year, their price has taken 13.4% ... and almost 50% since 2010. More and more coveted, and confinement is not likely to change the situation, houses are selling at a price of gold with a median budget now over 450,000 euros.

Increases that we also find when moving away from the city center.

According to the notaries, one of the reasons for this boom is the "imbalance between supply and demand".

A phenomenon which continues, is measured throughout the department, and would have "largely participated in the observed decline in volumes and has led to a pressure on prices which are increasing everywhere whatever the type of good".

“For three years we have been alerting to the urgent need to build, regrets Christine Serra, president of Cina.

The crisis accelerated this shortage, to the point that 2020 was a blank year for the metropolis in terms of construction.

It is urgent to act when we know that 70% of rental demand is satisfied by new buildings.

Available offices are also lacking

"With the elections, the local urban plan and the Covid, building permits have been greatly slowed down," continues Christine Serra, who is asking the public authorities for "exceptional measures".

All the deadlines are very long, and particularly in our metropolis: between the architectural competitions and all the procedures, it sometimes takes six years between the choice of land and the delivery!

According to Cina, this delay is also observed for tertiary premises, with a 30% drop in transactions this year in the Nantes metropolis.

“There is a strong need for offices in the city center of Nantes, which should not be slowed down that much by the development of teleworking, estimates Cina.

Businesses will not take less m2, they will use them differently.
