For his part, lawyer Badr Abdullah Khamis said that there are basic requirements that must be adhered to not to automatically renew the contract, which are not notifying of the desire to leave the leased unit ninety days before the end of the contract period, not officially handing over the eye, and not paying the bills due on it and handing over its keys .

He explained that according to the provisions issued by the Rental Dispute Settlement Committee in the Emirate of Dubai, failure to actually surrender the leased property will automatically renew the contract according to the same previous conditions, and those who do not wish to renew their lease contract, whether for a residential or commercial unit, must notify the owner in writing of his desire before The termination of the lease contract concluded between the two parties within a period of no less than three months, unless they agree otherwise.

Khamis indicated that the tenant must also pay the bills due on them and obtain receipts stating this from the Electricity and Water Authority, in addition to handing over the keys to the owner or his representative.

He added that the lack of notification of the desire to leave the leased property or to actually surrender it, because the lease contract is automatically renewed, and the previous evacuation of the leaseholder is not indispensable without handing it over or obtaining the final bill from the Electricity and Water Authority, in accordance with the provisions of Article (14) of Law No. 26 of 2007 Concerning the lease of units in the Emirate of Dubai and its amendments, which stipulate that in the event that any of the contracting parties wish to amend their terms in accordance with Article (13- related to the renewal of the lease contract), he must notify the other party of this not less than 90 days before the end of the contract unless they agree to a dispute. that.

He added that according to Article (21) of the law, “The tenant is obligated upon the end of the lease contract of his unit to hand over the property in the state in which he received it at the time of the contract, except for what is lacking as a result of normal use, or for a reason beyond his control. Rental disputes to issue its decision in this regard ».

It is also decided, pursuant to Article No. (6) of the same law, that “if the lease term ends and the lessee continues to occupy it without objection from the lessor, the contract is renewed for another similar period or for a year, whichever is less, with the same previous conditions.”
