In an apartment in the Slottsstaden district of Malmö an extensive renovation has been done. A second became a third when the kitchen was moved to the living room.

SVT News Skåne went on a show with a hidden camera after we received information that the broker did not inform speculators about shortcomings in the apartment - which he knew about.

"The inspection is okay, they got a note there but they have fixed it," says the top broker at Bjurfors, during our hidden recording.

But that is not true. Instead, the inspection shows that there is a risk of moisture damage in the bathroom. This has prompted the tenant association to tell the broker on several occasions.

Does not report errors

According to the Real Estate Brokers Act, a broker is obliged to inform prospective buyers about information that may be of importance to them in a housing deal. A real estate agent is not required to inspect certificates and renovations on his own initiative. However, if a broker becomes aware of irregularities, he is obliged to disclose this to potential buyers and speculators.

During the show, the broker lies several times about the apartment and the lack of renovation.

"You have had an authorized plumbing company that installed everything," the broker tells SVT's reporter at the screening.

But no plumbing company has never pulled the drains in the apartment and even this the broker knows about.

"All documentation is in place," says the top broker.

The tenant-owner association has repeatedly told the realtor that the certificate for the renovation in the bathroom has been forged. The quality document lacks a signature and a company that has been bankrupt for almost two years should have done the job by the end of 2019.

- We have asked him several times to be honest, but there he fails, says Leonardo Ygnacio Nilsson, who sits on the board of the housing association.

No information on deficiencies

Two other speculators who were on display in the same apartment were also not informed of the shortcomings that existed. One of these was on view on April 23 - one month after the broker was informed of the shortcomings of the tenant-owner association:

- It wasn't until I called the chairman of the association that I found out that there were suspicions.

The broker does not interview. Instead, his boss responds to the criticism.

- This is serious and everything that can be of importance to a buyer should be informed about. We need to take a closer look at this and also give it to the Real Estate Agency, says Mattias Larsson, CEO of Bjurfors in Skåne.

The Real Estate Agency is the authority that oversees the country's real estate agents. They can, after investigation, distribute warnings to brokers. The authority may also revoke a broker's license.

Mails fake documents

When SVT News Skåne contacts the broker a few days after the show to double check that all documents are really correct, he maintains what he said on the show.

“All documentation from the seller is in place. And there is a commitment for the craft company that has done everything. Everything is documented and there is a guarantee, ”says the broker in a telephone conversation with SVT's reporter.

During the days between the screening and the telephone conversation, the broker received the false certificates sent as attachments on e-mails and again was reminded by the housing association to inform speculators and buyers.

"I can send all the documents we have to you, so you can access them," the broker tells SVT's reporter during the telephone conversation.

A few hours later, our reporter receives an e-mail with documents. Among these is the forged quality certificate with a company that has been bankrupt for almost two years.

- Of course, we should not deal with false documents. So we have to investigate this further, says Mattias Larsson.

According to Mattias Larsson, Bjurfors has reported the broker to the Real Estate Agency and the company will also conduct its own investigation after SVT News Skåne's review.
