The coronavirus crisis forces us to rethink housing. Real estate developers have understood this and are already working on buildings suitable for co-working that would leave more room for vegetation and terraces. 

Forced to stay at home for two months in confinement because of the coronavirus epidemic, the French, especially those living in large cities, felt cramped in their accommodation. Some have already decided to pack their bags for the countryside and larger habitats. But for those who stay, the architects are already thinking about the urban planning of tomorrow.

In buildings, the desire for change is important. According to Philippe Young, property developer, the French are above all looking for a space compatible with working from home. "People want to be able to isolate themselves in a place that allows it: an office or a room that can adapt to telework," he explains.

Already in vogue before the Covid-19 period, co-working, could now be done at the doorstep. "Why not have a co-working space, where residents can come and work, inside a building? These projects, the promoters are currently working on them," says Philippe. Young.

"The slightest green will bring added value"

In the city center, there will be a premium for apartments with a view having a beautiful terrace and for houses with a patio. The slightest greenery will bring added value to the property in a much greater way than before. Roof terraces, for example, will be particularly popular. "The place of green and vegetation in a community place like a shared 400m2 garden seems very interesting to me," explained Alexandra François-Cuxac, the president of the Federation of Real Estate Developers of France on Europe 1.

On the flip side, all these developments will have a cost, which could ultimately push potential buyers to move away from the big cities.
