What types of goods can reach 30,000 euros per m2?
These are not studios! Properties at 30,000 euros per m2 meet very elite characteristics: prestigious addresses, very high-end services, an architectural signature, noble materials. An exceptional view of the Eiffel Tower can, for example, increase the price by 40%. The proximity of reputable educational establishments is also an important criterion. In Paris, 0.07% of goods are sold for more than 35 million euros. Obviously, even in the luxury market, this remains an exception, most Parisian goods are around 2 and 5 million euros, but it does exist.
Who are the buyers of such goods?
These are often French people who are looking for a main residence even if they are already multi-owners, they often own between five and ten properties. Even if the notion of favorite is important, most of these buyers will have an investor approach. They will think about the resale, the possible added value. The price of the property is not the main criterion, but rather its potential.
Is the luxury real estate market doing well?
Yes, the Parisian luxury market remains very dynamic, apartments if they are at the right price sell, whatever the amount. Prices on this market are even increasing: + 3% in the second half of 2019 in Paris. In the hypercentre, they are estimated on average at 17,000 euros per m2, compared to 13,800 in western Paris and 12,000 euros in eastern Paris.
