The height restriction on the 35th floor, which had been uniformly applied to apartments in Seoul, has been abolished after 9 years.

Even if the floor area ratio is the same, it seems that more apartments of different heights and shapes will be built in the future.

Reporter Yu Deok-gi reports.

Apartments lined up along the Han River.

Most of them are 35 stories or less in height, like matchboxes standing upright.

It is because of the 'rule' made in 2014 when former mayor Park Won-soon was in office.

The number of floors in the apartment is limited to 35 for reasons such as preventing the monopoly of the right to sunlight and view by skyscrapers and fairness with other reconstruction complexes.

Mayor Oh Se-hoon's Seoul Metropolitan Government abolished this '35th floor height restriction' after 9 years.

According to the finalized and announced 2040 Seoul Urban Master Plan, it is now possible to build apartments of various heights in one complex.

[Kim Yong-hak/Chief of Seoul City Planning Department: There will be an aspect that various urban landscapes are created in public, and the project can be revitalized by promoting redevelopment or reconstruction projects in the desired direction...

To prevent overcrowding, the total floor area and floor area ratio remain unchanged.

The floor height limit has disappeared, but it means that the number of households cannot be increased.

Challenges that need to be addressed are that if the number of high-rise apartments increases, they become more vulnerable to disaster situations, and that rising construction costs can lead to an increase in the supply of apartments.

[Kwon Dae-jung/Professor of Real Estate Department, Myongji University: When granting a building permit, you will need to be considerate in various aspects, such as thorough firefighting equipment or strengthening earthquake-resistant design.]

Conflicts over the right to view and the right to sunlight are also expected. However, the Seoul Metropolitan Government plans to minimize problems through various review processes such as the Urban Planning Committee.
