<Anchor> As

house prices continued to rise, the government recently announced large-scale supply measures. The government has revealed that housing supply is sufficient since the beginning of the regime, but in an age where the nationwide housing penetration rate is 104% and the population is declining, why did the government come up with additional supply measures? Is housing really scarce or enough?

Reporter Seung-pil Kim covered these fundamental questions.

<Reporter> I am

a prospective newlywed couple who will be married this year.

Due to lack of funds, I gave up renting an apartment and looking for an officetel.

[Mr. Yoon Mo (32)/Incheon Seo-gu: I looked around 80 places, but there aren't too many properties now, rather than what we want.] A

homeless man in his 40s who lives on a charter basis in Gangbuk, Seoul.

The landlord said that he would come in and live, and he tried to get out of the jeonse by buying a house.

[Mo Kim/Seoul: The contract was terminated in one day. The apartment price is 200 million won higher than the price we were going to contract with.] This

is a housing complex in Gangnam, Seoul. It has been 6 years since I moved in.

Here, there are pre-sale housing and'installation rental' apartments.

LH Housing Corporation owned the land for the land rental unit and sold only the building.

The installment type apartment is a method of paying the apartment price in 4 times for 10 years and then taking over the ownership at the end of the rental period.

The 74 sqm apartment for land rental was sold at 190 million won, which was called'a half price apartment at the time of sale.

Now it trades at a price that is about 5 times higher.

[Kim Seong-ho/Seoul Gangnam-gu

Authorized Broker : Currently, 74 square meters are in the mid-900 million won and 84 square meters are in the mid-1.1 billion won.] Among the government measures,'equity-equipped pre-sale houses' for end-users without homes are paid in installments. It is similar to the older brother apartment.

Equity accumulation type is a method of dividing and acquiring shares as if saving over 20 to 30 years.

[Kim Seong-Dal/Kyungsil-ryon Real Estate Construction Reform Headquarters: The government is now the most desirable solution for providing absolutely inexpensive public housing in the right place in the market.] A

600-unit public rental housing complex located in Dongtan, Hwaseong, Gyeonggi-do, one resident I live in a two-bedroom apartment with a deposit of 50 million won and a monthly rent of 66,000 won.

[Donghyuk Oh/Happy Housing Resident: Since I live on a cheap monthly rent, I am preparing to buy another house while preparing to move there when the period of residence expires.]

However, these rental houses have restrictions on their residency qualifications and duration.

Therefore, a plan to provide public rental housing that anyone homeless, regardless of income and age, can live on a lifetime rental has emerged.

This is a basic housing plan being promoted by Gyeonggi-do, and it is developing high-density core areas in the station area.

[Lee Heon-wook/President of Gyeonggi Housing and Urban Corporation: Recent studies indicate that the core point of high density is much more eco-friendly. It's a lot less carbon, and reducing the use of cars is of the utmost importance.] The

government has been saying that housing supplies are sufficient. Why is this supply plan pouring out?

[Chun-wook Hong/CEO of EAR Research: I think it was a mistake. I fell into the myth of the housing penetration rate that the housing supply was sufficient.]

[Jae-man Lim/Professor of Sejong University Real Estate Department and Executive Committee Member of the Participation Solidarity: The amount of houses in Seoul is not enough. However, it can be said that it is insufficient in quality.]

It seems necessary to accurately analyze whether it has failed to respond in time to the demand for housing due to changes in lifestyle such as increasing single-person and double-income households, preference for direct access, etc. due to the theory of population decline.

[Mr. Jo (29)/Preliminary newlyweds in Incheon: I need to make a policy after knowing what people are struggling with first, then I'll just catch this because the house price is high, so I'll make a policy. It's not this.]
