The Executive Director of the Engineering Affairs Sector in the Sheikh Zayed Housing Program, Eng. Mohamed Al Mansoori, said that the program will start handing over the first residential villa in the Bateen Al Samar project in Ras Al Khaimah in the last quarter of 2020, pointing out that the completion rate of the project reached 46% for all three phases of the project, where The program is proceeding towards the completion of the residential neighborhood, which has a number of 888 houses, and handing it over to the beneficiaries after the completion of the project.

He explained, to «Emirates Today», that the Al-Samar neighborhood is located between Sheikh Mohammed bin Zayed and the Emirates streets, and it consists of three groups, which include six different housing models with various facades, and the residential villas consist of two bedrooms and three rooms in addition to four bedrooms.

He pointed out that the residential neighborhood is characterized by the diversity of the housing models used, and the style of contemporary and modern facades, as the housing is characterized by its ability to expand vertical and horizontal, and the new residential neighborhood provides a variety of social spaces, as quality and high-level specifications have been chosen, contributing to the sustainability of the housing, indicating that there is coordination Ongoing between the program and federal and local authorities, to provide the neighborhood with public services and infrastructure, in conjunction with the implementation of the project.

He continued that the "Samar Al Samar" project is considered one of the vital projects, and its importance lies in its geographical location, its proximity to the latest road networks at the state level, and extends over a distance of five kilometers, and is allocated to the program, including about 1,000 homes being implemented in several stages.

He pointed out that the project is a huge residential complex, of various sizes and sizes, and includes villas of one role and two floors, and includes all the requirements of sustainability, as it includes all the facilities required for such residential complexes, and many benefits that suit all the people of the Emirate of Ras Al Khaimah.

The program has accomplished 44% of the first phase, which includes 354 dwellings, while the second stage includes two groups A and B, 43% of group A, which includes 240 dwellings, have been accomplished, while 51% of group B that includes 294 dwellings have been completed.

He added that the program adopts the concept of smart buildings in residential neighborhoods that are being implemented, pointing out that smart buildings aim to reduce energy consumption and preserve the environment within the concept of the green economy adopted by the state.

He explained that the program has experience in one of the housing complexes that are being implemented in the Al Khawaneej district in Dubai according to this concept, as the program seeks to achieve optimal residential stability through sustainable housing that meets the aspirations of the citizenship family and is in line with the directions of the Emirates government in preserving the environment and available resources.

A study exploring the need for housing in the Emirates

The Sheikh Zayed Housing Program in Dubai organized the third housing statistics forum, under the slogan "employing artificial intelligence in statistics", and the federal and local government agencies related to the statistics sector participated in the forum.

During the forum, a unique study was presented, prepared by the Housing Studies Department of the program, in cooperation with the University of Sharjah, on the foresight of the need for housing in the United Arab Emirates 2020-2040, which explores the state's needs of residential lands until 2040, with the aim of ensuring the provision of residential land stocks suitable for building Housing for citizens.

The Director General of the program, Eng. Jamila Al Fandi, stressed in her opening speech to the forum that the next stage must go in two parallel lines, the first of which is harnessing artificial intelligence to innovate and develop modern methods and designs in the construction process, taking into account economic and technological developments, in addition to taking into account the land areas to ensure The rights of generations in residential lands, and the other is the need to educate citizens about changing the current culture related to the size and shape of current housing, in order to keep pace with important changes that must be taken into account.

She explained that the UAE is characterized by a clear policy for housing citizens, by building and constructing modern neighborhoods and housing units, with an integrated services environment, and taking into account the achievement of sustainability and environmental protection.
