The SeLoger group, specializing in the distribution of real estate advertisements on the internet, revealed this Wednesday the first effects of the Climate and Resilience law promulgated on August 24, 2021. And indicates in particular that thermal colanders, now prohibited for rental, represented a significant share of properties put up for sale in 2022.

In any case, this is what the SeLoger group tends to demonstrate, which is based in particular on an opinion study carried out by OpinionWay among 5,000 French people.

The company specializing in the distribution of real estate ads on the internet thus reveals a spectacular increase in the number of thermal sieves on the real estate market in 2022.

These particularly energy-intensive dwellings (classified G+) have been prohibited from rental since January 1, 2023 but represented 19.2% of properties put up for sale in 2022. A figure up eight points compared to 2020. “It is important to note that the new method of calculation and the obligation to inform the DPE class in the advertisements of goods for sale have contributed to this increase", however nuances Thomas Lefebvre, scientific director of SeLoger.

The price of thermal colanders should continue to fall 

However, the study highlights significant regional disparities.

Thus, in Paris, 37% of homes put up for sale were thermal strainers in 2022 compared to only... 4% in Marseille.

In addition, these very energy-intensive goods have resisted the overall rise in real estate prices observed since July 2021. The price of thermal strainers has indeed increased by 3.7% over the period compared to 6.5% for other accommodations.

Their prices also tend to fall more.

In Paris, for example, they are down 3.7% compared to 2.7% for the capital's housing stock as a whole.

A dynamic which should be confirmed in 2023. "We know that the French market is entering a rather sluggish cycle. The price of colanders should therefore fall in the next 12 months", indicates Thomas Lefebvre at the microphone of Europe 1. 

ECD: a negotiation lever

In addition, 40% of future buyers consider that a poor energy performance diagnosis (DPE) can constitute a bargaining lever on the price of the property in question.

A price already often revised downwards, according to Thomas Lefebvre.

"We can even see it now on sales in 2022, we observe that sellers of energy strainers are selling their goods 4% cheaper. So we already have this discount which is done at the level of sellers", confirms- he at Europe 1.

Finally, SeLoger emphasizes the decrease in the volume of properties offered for rent in recent months.

According to the group, this phenomenon could be explained by the increase in interest rates which slows down plans to buy real estate.

"We borrowed at 1% at the beginning of 2000, we are at 3% today. To keep the same purchasing power, prices would have to adjust by 20%, which is obviously not the case. And so this explains why more and more tenants are staying in their rental", concludes Thomas Lefebvre on Europe 1.
