• If the volume of sales decreased in 2022 in Loire-Atlantique, prices continued to soar.

Nearly 35,000 housing real estate transactions were carried out in 2022, reports this Thursday the Chamber of Notaries of Loire-Atlantique on the occasion of its annual barometer.

This volume of sales is down 9%, probably due to a “market correction”, believe notarial professionals, “after a year 2021 which was exceptional in activity”.

Prices continued to rise significantly, driven by “the dynamism of Loire-Atlantique” and the “collapse” of new housing production.

However, some sectors remain more attractive than others and post higher price increases.

This is, unsurprisingly, the case for the whole of the city of Nantes, which ranks fourth among provincial cities (behind Lyon, Bordeaux and Nice) according to the median price per m2 of old apartments (3,950 euros per m2).

Selling prices have increased by 3.2% over one year and even by 46% over 5 years!

The most popular districts are now Chantenay-Sainte-Anne, the island of Nantes and the mosaic of northern districts.

The Saint-Jacques district is also particularly sought after for its old houses, "very rare" and therefore very expensive in Nantes.

Strong demand and rising prices in Saint-Nazaire

In the first ring, it is the municipalities of Rezé, Saint-Sébastien-sur-Loire, Sainte-Luce-sur-Loire and Vertou which, apartments and houses combined, have suffered the highest price increase due to demand.

In the second ring, Les Sorinières, Saint-Philbert-de-Grand-Lieu, Sainte-Pazanne, Sautron and La Chevrolière take the lead of the most sought-after towns.

Outside the conurbation, it is the “medium-sized towns with many services” which, boosted by the development of teleworking, attract the most, like Blain, Ancenis, Nort-sur-Erdre, Clisson or Machecoul.



As for the coast, Le Croisic, Pornichet and Le Pouliguen in the north, as well as Saint-Brévin and Pornic, in the south, have the most dynamic market.

Demand is also "very strong" in Saint-Nazaire, where prices have risen in one year by 10% for apartments and 9% for houses.

More generally, the notaries of Loire-Atlantique note a "rebalancing" of demand in favor of the south-Loire.

The price difference with a historically more expensive north-Loire is therefore “in the process of being reduced”.

The latter is more affected by the “price stagnation” observed since the end of 2022 due to the evolution of interest rates and weak household morale.
