  According to the data from the Joint Entry Center, a total of 509,000 new residential loan documents were added from 2019 to 2021. Among them, the number of new home loans within 3 years of the house age was the largest, reaching 154,000, accounting for 30.4%; followed by houses with an age of more than 30 years. of houses, about 109,000 loans, accounting for 21.4%.

  Further analysis of the age group shows that, except for lenders over 60 years old who prefer old houses over 30 years old, the rest of the age groups overwhelmingly prefer "new houses", especially the "post-90s" who are 20 to 30 years old. About 36% of them apply for a loan for a new house, the highest rate among all age groups.

  Hong Anyi, manager of Lewu.com's research center, said that compared with old houses, new houses have four major advantages. First, it is easier to get loans, and it may also have better conditions in terms of loan amount or interest rate; second, new houses do not need to be refinanced. Pipelines, renovation and decoration costs are cheaper than the old house, and the leisure facilities are complete; third, the first-hand homeowner will not have problems such as haunted houses; fourth, the parking space is more abundant than the area where the old house is located.

  However, there are three points to pay attention to for new houses. First, the public ratio is generally above 30%, and the unit price per square meter is high, which may result in higher taxes; The location is farther from the urban area, and it takes more commuting time; third, after moving in, you may face noise interference from the neighbors who are renovating at the same time.

  According to Lewu.com’s statistics, in June this year, the number of old house buyers increased by nearly 12% compared with the previous month, and the number of house viewing appointments increased slightly by 3.5%; compared with the same period last year, the number of visitors and the number of house viewing appointments both increased by more than 20% 's growth.
