The Riksbank recently raised the interest rate by 0.25 per cent.

The banks believe that the variable housing interest rate will be raised from the current 1.5-2.0 per cent to 3.5-4.0 per cent in one year.

But in Umeå, the interest rate increase is not noticeable.

- If there are 15 customers bidding on a villa that today and three fall away does not matter.

That is the bidding for most things today, says Jonas Bergh broker in Umeå.

"Many people can not wait for the ad"

Today, the average villa in Umeå costs SEK 4.5 million, in Skellefteå SEK 3 million according to statistics from the Real Estate Agency.

It is most expensive in central locations.

In the past year, many homeowners in Umeå and Skellefteå have earned more from the price increase than from what they had in their annual salary.

- Many call and ask if I have something going on.

There are several who can not wait for the housing ads, says Jonas Bergh.

In a year's, the banks predict a doubling of interest rates.

Will the market cool down now?

- There is still so little of villas for sale.

There are almost none to buy.

There are so many speculators on every item.

It is supply and demand that govern.

I do not believe in a dramatic price drop even if the interest rate is raised, says Jonas Bergh broker in Umeå.
