• 55 m high, the Skyhome program was inaugurated this Friday in the Tripode district.

  • Most of the new towers recently raised from the ground also reach 50 m in height.

  • However, a break in this type of construction is announced.

They are called New'R, 360 View, Nouvelle vague, Viséo, Hêmèra, Amazonie... Nantes.

They are joined this week by Skyhome, a 19-storey double tower in the mini Tripode district, on the island of Nantes.

Inaugurated this Friday by the Arc group, this real estate program combining apartments (195 housing units) and offices culminates at 55 m in height facing the Loire.

But its last residential floor does not exceed, like the other recent emergences of the city, 50 meters high.

No coincidence.

“Beyond 50 meters we enter the category of high-rise buildings (IGH) with specific regulations and much heavier constraints in terms of safety in particular.

There are also running costs which are much higher.

As a result, developers are not interested, ”explains Thomas Quéro (PS), deputy mayor of Nantes, in charge of town planning.

Not by chance either that the new towers are concentrated in two districts: the eastern part of the island of Nantes and the Euronantes-Pré Gauchet-Malakoff complex.

Both were already dominated by a few towers inherited from the 1970s. “Almost 20 years ago, there was a reflection on the development of these towers because they meet the strong need for housing.

But we don't want to do it just anywhere, insists Thomas Quéro.

Only these two sectors were chosen because of the particularity of their urban environment.

They have to fit in with the rest and have enough space on the ground for them to land there with a certain lightness.

At Euronantes, for example, we have alleys, viewpoints, despite the height.

There is a real quality of life at different levels.

You don't feel overwhelmed, whatever you think of the architecture.

We are not in the caricature of a Manhattan of Nantes.

As for real estate professionals, the arrival of these new towers is appreciated given the need for new housing.

“We have a production deficit in the metropolis which does not make it possible to satisfy demand and leads to an increase in the prices of the old property, recalls Delphine Marie-Jacob, general delegate of the Nantes-Atlantique real estate club (Cina).

The capacity of tall buildings responds very well to this problem, with the merit of frugality since they require little land.

And the more housing we create in the heart of dense employment areas, the more travel needs will be limited.

Soon a break from construction

Highly sought after by some residents because of the breathtaking views it offers, vertical housing is also reviled by others, its aesthetics and interior quality of life sometimes being criticized.

“The image of rabbit cages of a certain era no longer exists, considers Delphine Marie-Jacob.

There is attention paid to the architectural gesture which gives these buildings a certain visual quality.

There are also more and more services, especially on the ground floor.

Many dream of a house without vis-à-vis with a garden but, faced with ecological constraints, the quarter-hour city is necessarily an answer.

The general delegate of Cina also considers that the objective of zero net artificialisation by 2050 set by the climate and resilience law will make urban densification essential.

However, the trend is rather towards a pause in the construction of towers in Nantes.

“There are still a few projects to come out, especially on Euronantes, and, behind that, it will be coming to an end, confirms Thomas Quéro.

We have come to the end of the possibilities in the sectors we have identified.

We do not wish, today, to reproduce the same thing in other districts.
