- It is a very big problem that the newly produced apartments become so expensive.

It affects people's ability to choose a place, people's ability to move away from home and people's ability to separate, for example, says Inger Borg, acting regional chairman of the Tenants' Association southeast.

In the Galaxen residential area in Växjö municipality, 72 tenancies have been built, but a year after all were ready to move in, half, 34, are still empty.

"The construction costs are wrong"

According to the municipal housing company Vidingehem, the high rents may be one of the reasons. For example, a three of 73.9 square meters costs SEK 11,091 and a four of 122 square meters SEK 15,197 in cold rent.

Rents which, according to the housing company, are motivated by increased costs for new production.

- If this is a reasonable rent based on the construction cost, then it is the construction costs that are at fault, says Inger Borg at the Tenants' Association southeast.

How can construction costs be reduced? 

- By, for example, reintroducing investment support, reviewing whether it is possible to introduce advantageous loans for construction costs and investment funds for property owners.

There are many ways for politicians to address this issue.

Investment support was abolished

The state investment support was introduced in 2017 by the S / MP government, with the aim of increasing housing construction.

In the autumn, in connection with the Moderates ', Christian Democrats' and Sweden Democrats 'joint budget winning a majority in the Riksdag, the support was abolished from the turn of the year 2022. But the Tenants' Association wants to see it reintroduced. 

- According to studies that have been done, the investment support can affect the rent of up to SEK 2,000 per month, says Inger Borg.
