The heavyweight Bouygues Immobilier has in any case announced its plan to invest in this increasingly coveted market, with the construction of a first residence in Bordeaux, in the Chartrons district, the delivery of which is scheduled for early 2023.

What is coliving? These are residences offering rooms or small apartments, around common spaces and services. The start-up Colonies was a pioneer in this field, opening its first “houses” in 2018 in Paris, and a residence in Bordeaux, near the Jardin public, last April. Entitled "Rosa", this stone building of 300 m2 "offers twelve private spaces, which share spaces such as a large kitchen, a large living room, a terrace and a laundry room" explains Alexandre Martin, co-founder of Colonies.

Bouygues Immobilier is going a little further with its Bordeaux project.

It will include 142 apartments over six floors, with a ground floor open to the city, including a bar, a gourmet hall and a coworking space, and among the services only accessible to residents, a kitchen, a cinema room, a gym and a roof top bar.

"Real estate has not yet changed, especially in the large cities of France where there is rental tension," observes Augustin Rousseau, co-living manager at Bouygues Immobilier.

“The idea that prompted us to create Colonies,” says Alexandre Martin, “were our catastrophic housing experiences when we were young working people.

We therefore imagined the place we would like to live in, and we arrived at this coliving solution, with the idea of ​​distributing private spaces in houses, which range from eight to thirteen people, around common spaces and Services.

"New housing experience"

In the Chartrons district, Bouygues Immobilier will renovate an old office building. Each apartment will be equipped with a bathroom and a kitchenette, but the idea is good to design a project "around the notion of sharing" insists Augustin Rousseau. “People are looking for a new housing experience, even if it means paying rent for a little less square meters but more services and flexibility,” he continues. The amount of rents will be “within the average for the Bordeaux market, to which we add the amount of charges and services offered. "For a 25 m2 for example," we will be around 800 euros, but it's all inclusive, electricity and insurance in particular. "

At Colonies in Bordeaux, rents start at 730 euros.

"We try to do better for the price of a traditional rental, knowing that we cannot compare this rate with a rent, since it is indeed all inclusive, and that we also find in our accommodations sheets, towels, utensils, insists Alexandre Martin.

Around ten projects underway for Bouygues

The service is also 100% flexible and digital: there is no minimum length of stay, and administrative formalities are reduced to a minimum (no lease or file to be put together) since these structures are considered as hotel residences. "Our goal is really to reduce the delays, because we see that the times are much too long to access the traditional rental market" analyzes the head of co-living at Bouygues. “You can book a hotel in two clicks on the other side of the planet, but if you want to find accommodation in Paris or Bordeaux in a week, it's the cross and the banner, observes Alexandre Martin. We therefore digitized the entire process, to allow reservations to be made in a few minutes. "

Bouygues Immobilier is currently working on around ten sites in France, in particular Nice, Charenton, Lyon, Toulouse… “These are very urban products, and they will be either rehabilitation as in Bordeaux, or construction, and in particular construction. modular with the idea of ​​delivering quickly, with better management of the carbon and environmental footprint, ”explains Augustin Rousseau.

Colonies, for its part, has developed around thirty structures, and is preparing new establishments in Montpellier and Brussels.
