House prices in Uppsala municipality increased by 6.9 percent during the period June to August this year, compared with the previous three-month period.

The rise continued during a period of declining spread of infection, thanks to both the weather and increasing vaccination rates.

The pandemic may not be the only explanation for the continuing rising prices.

"Media image is not correct"

- Especially in the media, it has been presented in that way.

But that is not true.

What we have is a huge generation that is starting a family.

And they want to live in a villa or terraced house, says Joakim Lusensky, head of analysis at Mäklarsamfundet.

The housing market in Stockholm also "disrupts" prices in Uppsala.

- There is rail-bound traffic and it is possible to commute.

Then you sell in Stockholm and drive up prices when you buy in Uppsala, says Joakim Lusensky.

The bidding effect, the difference between the asking price and the closing price, has risen.

From five to six percent to about ten percent.

The Swedish Insurance Brokers' Inspectorate has assessed a number of reports about brokers who must have used cap prices.

- But none of the warnings that have been handed out in Uppsala have concerned cap prices but other things, says Joakim Lusensky.

In the county as a whole, the price increase for villas was only 2.2 percent. Across the country, the increase was 2.4 percent.
