A few days ago, Wenzhou issued a document stating that it is strictly forbidden to speculate on school district housing and maliciously drive up housing prices.

  According to incomplete statistics, since 2021, 13 cities including Beijing, Shanghai, Guangzhou, Shenzhen, Chongqing, Xi'an, Xiamen, Chengdu, Dalian, Nanjing, Hefei, Taiyuan, and Wenzhou have taken action to rectify the chaos in school districts.

  After sorting out, it is found that standardizing intermediary sales has become a common practice in many places to rectify housing speculation in school districts.

Among them, two employees of Beijing Woaiwujia Real Estate Brokerage Co., Ltd. issued inflammatory messages in response to Xicheng District's education reform policy and caused mass gatherings. They were suspected of provoking trouble and were detained under criminal law.

At the same time, Beijing regulates the sale of new commercial housing and prohibits speculation in school district housing.

Xi'an, Hefei and other places have stipulated that real estate agencies and real estate sales service personnel shall not speculate on housing prices in the name of school district housing, degree housing, etc., and shall not induce community owners to participate in driving up housing prices.

  In addition, some cities require the implementation of "degree limit" for real estate addresses.

Taiyuan proposed that from the year of enrollment, the same residence can only enjoy 1 degree from the elementary school in the school district for 6 years, and only 1 degree from the junior high school in the school district for 3 years (except for those in compliance with the national maternity policy).

  Li Yujia, chief researcher of the Guangdong Provincial Housing Policy Research Center, pointed out in an interview with a reporter from China-Singapore Jingwei that this round of housing price increases largely comes from school district housing.

From the perspective of regulation, it is recommended to prohibit school district houses from being linked to schools, and to use lottery enrollment methods to directly cut off the connection between school and house.

Yan Yuejin, research director of the Think Tank Center of E-House Research Institute, also proposed that for some houses with too small sizes, opportunities for obtaining degrees, etc., should be restricted in the future to prevent such housing speculation.

  The Zhuge Housing Search Data Research Center believes that in the future, the school district housing can be further rectified by publishing the reference price of residential housing in the community, promoting the equalization of educational resources and gradually diminishing the advantages of the chemical district housing.

Yan Yuejin said that the recent launch of "Famous Teachers Going to the Countryside" in Shanghai and other places will help promote the equalization of educational resources.

After vigorous rectification in various places, where will the school district's housing go in the future?

  Yan Yuejin believes that the future school district housing market is likely to cool down.

This year, in conjunction with the guiding price policy for second-hand housing, it is expected that there will be a cooling trend in the future, which in turn will drive down prices.

  Zhao Xiuchi, vice president and secretary-general of Beijing Real Estate Law Society and professor of Capital University of Economics and Business, pointed out in an interview with China-Singapore Jingwei that whether the school district’s housing will cool down in the future depends on the reform of the education system and whether high-quality educational resources can be allocated in a balanced manner.
