Berlin (dpa / bb) - While private tenants rarely have payment difficulties due to the Corona crisis, commercial tenants have to apply for a deferral more often.

This is the result of a survey by the Association of Berlin-Brandenburg Housing Companies (BBU), which it presented on Thursday.

According to this, around two percent of commercial tenants who have a rental agreement with BBU companies applied for a deferral by January of this year.

The BBU represents around 44 percent of the companies on the Berlin rental market.

Around a quarter of the BBU landlords surveyed stated that they had received an increasing number of applications in the past few weeks.

"You can see from such values ​​how unevenly the help for tradespeople is received," said BBU board member Maren Kern.

In Brandenburg, the proportion of commercial tenants who had to ask for a postponement of rent payments was even 5.5 percent.

"The cities and, above all, the social housing industry in the state of Brandenburg have worked hard for attractive residential areas and strong inner cities over the past few decades," Kern said.

"It would be fatal if the great successes achieved here were now undone as a result of the pandemic."

The BBU has also calculated the average cold rents for existing and new contract rents for 2019 for its companies on the basis of concluded contracts.

The latter averaged 7.95 per square meter in the capital, albeit with greater differences between the districts.

The highest net rent for new leases was 9.43 euros in the Friedrichshain-Kreuzberg district, the lowest at 7 euros in Marzahn-Hellersdorf.

Since the introduction of the rent cap in Berlin, however, net rents have not been allowed to exceed a certain level, and in many places they have had to be reduced.

In the case of the BBU companies, this affects around 12.4 percent of the apartments.
