The Community of Madrid's affordable rental flats project - Plan Vive - starts with the authorization for the construction of the first 6,646 homes.

The forecast is that the works will be completed by mid-2023 and that the rents will be

between 560 and 864 euros per month plus expenses

depending on the area, "30% cheaper than in the free market."

In any case, as explained in the Ministry of Housing and Local Administration, these are "maximum prices" that can be reduced by companies that choose to build real estate

on publicly owned land

in exchange for being able to exploit them for 50 years .

The downward improvement of these lease payments represents, in fact, 25% of the final score of the contest, so it is expected that the figures can be reduced by around 8% more.

The rents of the flats, which include a garage and storage room, range between 560 euros in the Los Molinos neighborhood of Getafe, plus 100 euros in expenses, and 864 euros in Valdebebas, in the capital.

In this case it is a three-bedroom house in an urbanization with a swimming pool and other common services that could be passed on to the tenant's monthly payment, which would raise it

to 1,000 euros

"We are talking about one of the best areas of Madrid where an identical rent in the free market

does not fall below 1,300 euros"

award of promotions

, priority will be given to young people, those over 65 years of age, victims of gender violence, disabled people and large families.

Those who can prove a registration or employment relationship in the municipality where the apartment is built for at least three years will also be given priority.

Among the requirements is that of not having any other home ownership.

Likewise, the income limit will be 5.5 times the Public Multiple Effects Income Indicator (Iprem)

and also a floor of 1.5 times the Iprem -10,800 euros- to "guarantee the capacity of payment".

The first 6,646 will be built on 46 plots in the municipalities of Madrid, Torrelodones, Alcalá de Henares, Colmenar Viejo, Getafe, San Sebastián de los Reyes, Tres Cantos, Torrejón de Ardoz, Móstoles, Alcorcón, Navalcarnero, Humanes de Madrid, Velilla de San Antonio and Pinto.
