Munich (dpa / lby) - Bavaria's landlords are feeling the increased effects of the Corona crisis: of the almost 500 member companies of the Bavarian housing industry (VdW), more than half (55 percent) now report that some tenants have requested the suspension of their payments.

However, it is less the tenants than the shopkeepers, restaurateurs and office tenants who can or do not want to pay anymore: Commercial tenants have already asked for deferrals in over 60 percent of housing companies.

The association reported on Friday.

In the VdW mainly housing cooperatives and municipal landlords are members.

The association did not ask for absolute figures, but it is clear that the trend is upwards.

In the summer only 38 percent of the VdW companies reported that tenants wanted to defer payments.

The financial consequences are still limited, as the companies have so far only reported individual cases to the tenants.

However, a considerable number of the total of 491 landlords surveyed fear missing payments from commercial tenants in the next few months: According to the survey, 27 percent see a high or even very high risk of further defaults.

According to VdW, no tenants have been given notice so far.

Noticeable: the pandemic is obviously more depressing the mood of the residents in some apartment buildings than in others: 17 percent of the companies state that the togetherness in the residential complexes has improved, while almost a quarter (24 percent) reported strong or even very strong deteriorated mood in their homes.

“Because of the home office and the general lockdown, people are at home much more often,” said association director Hans Maier.

"The potential for arguments, for example about noise from the neighboring apartment, increases."
