This Monday afternoon, the extension to Saint-Ouen (Seine-Saint-Denis) of the line opens to the public.

Goodbye the Saint-Lazare terminus, the 14 will now continue its route at Pont Cardinet (17th arrondissement), Porte de Clichy “Tribunal de Paris” - which will open in January, Saint-Ouen and Mairie de Saint-Ouen.

What consequences for real estate on the route since the start of the works?

Prices are on the rise, according to a study by Best Agents.

An increase of 46.7%

According to the study, “the arrival of the metro represents a major added value for these neighborhoods in the north of Paris which already constituted a postponement market for Ile-de-France residents.

Greater Paris has thus represented a bet on the future, since the announcement of the work to extend line 14 in 2014 ”.

Real estate prices around the new metro stations have thus increased sharply from the start of the works: an increase of 46.7% on average is observed.

This is more than the increase in prices observed for the whole of the city of Paris (+ 32.4%) over the same period.

If the Mairie de Saint-Ouen terminus remains the most accessible district (6,138 euros / m2), it is also the station which observes the greatest variation in price, with an increase of 55% in 5 years.

In the capital, while the entire 17th arrondissement has seen a 29% increase in property prices over the past five years, Meilleur agents obstructs an increase of + 38.5% in Pont Cardinet (11,286 euros / m2) and +45 % at Porte de Clichy (9,487 euros / m2).

“Price variations reflect a phenomenon of anticipation: the districts newly served have already represented a solid transfer market for years.

The announcement of the arrival of line 14 only amplified their attractiveness, ”comments Thomas Lefebvre, Scientific Director at Best Agents.
