Potsdam (dpa / bb) - In Brandenburg there should be a damper on expensive rents in the future - but in fewer municipalities than before.

The state wants to extend the rental price brake and cap, which expire at the end of the year, until 2025.

"People can trust that the regulation will keep rental prices at bay in the future," said Infrastructure State Secretary Rainer Genilke (CDU) on Thursday in the infrastructure committee.

The new regulations are to come into effect retrospectively in February and March.

So far, 31 municipalities have fallen under the rental price limit, in the future there should be only 19.

According to the ministry, the downsizing is due to the fact that the tense housing market has changed since the first rent brake in 2014.

The municipalities include Birkenwerder, Blankenfelde-Mahlow, Eichwalde, Falkensee, Glienicke / Nordbahn, Gosen-Neu Zittau, Großbeeren, Hohen Neuendorf, Hoppegarten, Kleinmachnow, Mühlenbecker Land, Neuenhagen near Berlin, Panketal, Potsdam, Schöneiche near Berlin, Schulzendorf, Stahnsdorf , Teltow and Woltersdorf.

According to the rent brake, the rent in areas with a tight housing market may only be a maximum of ten percent higher than the local comparable rent when re-letting.

New buildings are excluded from the regulation.

The cap applies to current contracts, here rent increases are capped instead of 20 to a maximum of 15 percent in 3 years.

The municipalities for which the limit applies is subject to certain criteria such as the amount of rents offered and the number of apartments offered.

According to the ministry, if the housing market changes in a municipality, it can still fall under the regulations at a later date.

“The fact that the situation on the housing markets is easing so noticeably shows that new buildings are having an effect.

That is why the state government must work hard to ensure good new building conditions in the entire Berlin area, ”said the board member of the Association of Berlin-Brandenburg Housing Companies, Maren Kern.
