Dubai Roads offers retail and commercial space leasing opportunities at Route 2020 stations of the Dubai Metro

The Roads and Transport Authority announced the launch of investment opportunities to rent retail stores in the Route 2020 metro stations, which are: Jebel Ali stations, The Gardens, Discovery Gardens, Al Furjan, Jumeirah Golf Estates, Dubai Investment Park and the Expo 2020 station.

The authority called on the business community and entrepreneurs throughout the United Arab Emirates to take advantage of this new commercial opportunity provided by Route 2020 Dubai Metro, which has a length of 15 kilometers and serves areas with a high population density estimated at more than 270,000 people.

The Executive Director of the Rail Agency at the Roads and Transport Authority Abdul Mohsen Ibrahim Younes said, “The aforementioned stations contain (40) retail stores on an area of ​​(15) thousand and (860) square feet, and (5) sales kiosks, confirming that the stations of the Route 2020 metro It is a wonderful opportunity for entrepreneurs because it is considered a magnet for shoppers and tourists who use the metro, indicating that the capacity (for the 2020 route) is estimated at about 46 thousand passengers per hour in both directions (23 thousand riders one way per hour), according to studies prepared by the authority The number of route 2020 users is expected to reach about 125,000 riders per day in 2021, increasing to about 275,000 riders per day by 2030, and studies have shown that approximately 35,000 visitors per day will use the Expo station to reach the exhibition site during weekdays. The number increases to about 47,000 visitors per day during the weekends, and this number represents approximately 29% of the total number of daily visitors expected for the Expo.

He added: The area of ​​the upper stations in the route ranges from 8,100 to 8,800 square meters, while the area of ​​the two underground stations ranges between 27,000 to 28,700 square meters, and the area of ​​the Expo station is 18,800 square meters, and the track includes the largest station in the Dubai Metro network, which is the Jumeirah Golf Estates station. With an area of ​​27,000 square meters, a length of 226 meters, and a capacity of 250,000 passengers per day, the station serves adjacent areas, such as Jumeirah Golf Estates, Dubai Production City and Dubai Sports City.

The Executive Director of the Rail Agency explained that the retail shops in the metro stations are an incentive for the public to use the metro and add more happiness and comfort to the daily journey for metro travelers because it plays a role in improving the level of services provided to metro passengers and the surrounding neighborhoods, as well as these outlets provide unique investment opportunities For the retail sector in the Dubai Metro, it also provides companies and entrepreneurs with direct access to metro users.

Since its launch in 2009, the metro stations have achieved the RTA's strategic goals aimed at reaching new urban and economic areas, including the Expo project, whose activities will start in October of next year 2021.
