The snakes of the Saint-Martin canal, the proximity of large meadows and building heights that do not exceed the height of cypress trees.

In Rennes, the new Plaisance district is presented by its mayor as "an emblematic program" of the new majority.

Launched during the previous mandate, this real estate operation located opposite the Saint-Martin meadows provides for the delivery of 330 housing units by 2023, where there were around twenty houses and allotments previously.

Has the city sacrificed a few individuals for the collective interest?

" No.

It is more a participation in the renewal of the territory.

Land must be shared, ”insists Marc Hervé.

Before becoming assistant to town planning, the socialist was the elected official of this green residential district located very close to the city center.

He remembers the negotiations started with the former inhabitants of the area, which is now under construction.

“It's never easy to go to people's homes to tell them that they have to leave the house where they have so many memories.

But it is the role of politics to build a city that renews itself.

We must at all costs avoid spilling over onto the sacrosanct green belt, ”he recalls.

At his side, the mayor Nathalie Appéré specifies that there was no expropriation at the cost of sometimes long negotiations.

“We are not with a magnifying glass over a map of Rennes to see where we can build.

We have identified certain areas to be reworked, ”reassures the mayor.

Urban wastelands like Courrouze or Baud-Chardonnet having already been invested, it was necessary to find building land to house the suitors, who are always more likely to live in the Breton capital.

Between 2,000 and 4,800 euros per m²

If the small pavilions have already disappeared, the spirit of "village" should be preserved.

By building 190 homes on 1.3 hectares, this second phase of work will provide moderate density.

Large green spaces will be developed, cars will be parked in the basement and none of the buildings will go above five floors.

All accommodation will have an outdoor space and a tavern will be installed on the banks of the canal, no doubt hosting a bar or restaurant.

"We want to reconcile the need to welcome our city while limiting the ecological impact of our buildings," says the mayor.

Sixty percent of the program will be reserved for social housing and assisted home ownership starting at 2,000 euros per square meter to reach 4,800 euros for free home ownership.

On paper, the project is attractive and seems to have learned the lessons of the urbanization of rue de l'Alma.

Formerly lined with individual houses, the avenue has become a veritable corridor of buildings without greenery.

“We want to create a real small neighborhood with spaces to share.

A place where life is good.

It's a new way of thinking about the city, ”said Pascal Robert, president of Probimmo, one of the three promoters of the program alongside the lessor Espacil Habitat and the Construction Coop.

A priori, the project is attractive, since most of the homes marketed have already found takers.
