The feared corona effect on the housing market, with declining demand and large price falls, did not materialize.

After a minor dip in the spring, it has instead been the other way around.

- It became a reverse scenario.

The corona effect on homes has meant increased sales, and for several months now prices have been rising continuously, says Per-Arne Sandegren, head of analysis at Swedish Brokerage Statistics.

During August, the prices of both condominiums and villas increased by 2 percent, according to figures from Swedish Real Estate Statistics.

On an annual basis, the price development increased by 4 percent for condominiums and by 8 percent for villas.

Record levels

In many places, house prices have now reached an all-time high, says Per-Arne Sandegren.

- If we look at the three metropolitan areas, we have not had this level before, he says.

In both Greater Gothenburg and Greater Stockholm, house prices have increased by 2 percent in the past month, while those in Stormalmö have remained unchanged.

Prices for condominiums have increased by 2 percent in Greater Gothenburg and Greater Stockholm, and by 3 percent in Stormalmö.

- If we look at condominiums, we in Greater Gothenburg and Stormalmö are at about the top level that prevailed in 2017. Greater Stockholm is not really up to those levels, but in recent months it has increased even there, says Per-Arne Sandegren.

During the first eight months of the year, more homes were sold than during the same period last year.

The number of villas sold increased by 2 percent, while the number of condominiums sold increased by 5 percent.
