A fast track for licensing private villas in Dubai

Dubai Municipality revealed that it has recently approved the application of the express licensing pathway for private villa projects, according to four regulated controls, with the aim of making customers happy and improving the work environment in the construction sector in the emirate.

The municipality issued Circular No. 243 of 2020, directing it to all engineering consultancy offices and public contracting companies in the Emirate of Dubai, regarding the rapid licensing of private villa projects, based on the policy of “post-audit”, and it has set four controls for implementing the new decision, representing the first in adopting The plans of the new villas' projects directly, after checking only the main architectural items specified and included in the electronic system, and based on the responsibility of the architects and construction engineers registered in the plans.

The second officer is that the engineering offices must be obligated to verify that the plans fulfill all the items of the main architectural checklist, and in the event that any of the aforementioned items are not met, the transaction will be rejected, and according to the third officer, the municipality will audit the rest of the requirements at a later stage after the plans are approved. In the event that there are notes on the architectural, construction, sanitary or mechanical items in the plans, they will be sent directly through the electronic system as an appendix to the approved transaction, as the engineering offices must then amend the plans and submit them for approval as a modification transaction before starting work on the site.

According to the municipality, engineering offices and designer engineers will be evaluated based on the efficiency of the work submitted, and their compliance with the requirements, conditions and building regulations in force in the Emirate of Dubai, as part of the engineering excellence evaluation system.

The municipality stated that the implementation of the new decision began on the 26th of last August, on all new construction projects for private villas in the Emirate of Dubai.

She emphasized that the new decision comes from the municipality’s keenness to make customers happy and improve the work environment in the construction sector in the Emirate of Dubai.
