After the introduction of a self-isolation regime as part of counteracting the spread of COVID-19 in Moscow and the Moscow Region, the demand for rental country houses increased. This was reported to RT by representatives of the Cyan and Avito Real Estate agencies. According to experts, demand was influenced by the ban on walking during the introduced regime.

According to Victoria expert of the Cyan analytical center Victoria Kiryukhina, for the month from March 15 to April 15, 2020, the number of views on ads for renting a cottage or cottage in the Moscow region for long-term rent increased by 3.6 times compared to the same period in 2019.

“The main growth occurred in the first days of April, when it became clear that the regime of self-isolation would not end in a week - they would have to stay at home for another month. This led to a new increase in demand from potential tenants. From April 1 to April 15, 2020, against the same period in 2019, the number of views on renting a country house increased by 4.3 times. Closing borders with other countries also continues to influence - renting a country house in such a situation becomes a good alternative to a trip abroad on vacation, ”Kiryukhina said.

Also, according to the expert, the demand for the purchase of country houses has increased. From April 1 to April 15, compared to the same period in 2019, the number of views increased by 48%.

How many visitors to the site still decided to purchase - the specialist of the analytical center did not specify.

“Still, acquiring a home is an expensive and long-term investment. Only because of the coronavirus, it is unlikely that anyone will decide to radically change their lifestyle by moving out of town, abandoning the apartment, ”says Kiryukhina.

At the same time, the average budget for buying a house in the Moscow region also increased by 15%. So, if in mid-April 2019 the average cost of a house sold was 13.52 million rubles, then by March 15, 2020 it grew to 14.44 million, and by April 15 - to 16.59 million rubles.

    Anastasia Glotova, senior specialist in public relations at Avito Real Estate, also expressed the opinion that the demand for rental suburban real estate has grown due to the introduction of a self-isolation regime.

    “In March 2020, Avito Real Estate analysts recorded a greater interest in renting suburban housing in Moscow and the Moscow Region: over the month, demand grew 2.5 times and 2.3 times, respectively. This is probably due primarily to the regime of self-isolation, which people want to spend in comfortable conditions. Today, the demand structure includes all types of suburban housing: cottages, houses, cottages and townhouses. At the same time, cottages and houses are in the lead in popularity, ”RT Glotova reported.

    Rent for 300 thousand rubles per month

    According to Century 21 Diamond real estate expert Alla Vostrova, the demand for rent during self-isolation exceeded all expectations - houses were rented at a cost of 300 thousand rubles a month and more.

    “The situation with the regime of self-isolation caused a surge in demand for rent. Houses for rent of 300-400 thousand per month and more were leased. That is, those who could afford, went out of town and took their families there, ”says the interlocutor of RT.

    At the same time, she notes that now the demand for rental cottages has declined. In addition, according to her, the demand for the purchase of suburban real estate, although there was, was only for houses worth up to 20 million rubles. 

    “In the Moscow region, the house market has been quite stable in recent years - many houses were not for sale. After the introduction of the self-isolation regime, the market segment with the cost of houses up to 20 million revived immediately. But there was no sharp demand for the purchase of everything that was higher, even in the budget of 25 million, ”says Vostrova.

    However, now finding a free country house is no longer easy. According to RT, representatives of the Talitsa Lodge summer complex in the Yaroslavl Region, where you can rent a country house for rent, all objects are occupied by them until June.

    “This year, our demand for houses is above average for this season, but overall, occupancy is always good. There are no vacant houses now and the nearest reservation is possible in June, ”RT told in a summer cottage complex.

    The fact that the demand for rental of suburban real estate has grown not only in the Moscow Region, but also in neighboring areas, confirmed RT coordinator of the project for the purchase of country houses in the Tula region "Bolotov. Village" Indira Alymkulova. According to her, since the end of March, they have felt increased public interest in their project.

    “We process from 50 to 100 applications per day and have already populated half of Bolotov.Vremeni,” says Alymkulova. - Many people buy a summer house from us as an investment. You can stay out of isolation or relax in nature, then return to the city, and pass the cottage through our hotel or on your own. ”
