  • Construction players are sending a message this Thursday to municipal candidates who want to curb construction on the Bordeaux metropolis.
  • To meet demand in a very attractive city, they believe that we must continue to build massively by looking for a density model in Bordeaux.
  • If a lack of equipment is pointed out, they plead for a catch-up in the matter, without ceasing the construction of housing.

Noting that some elected officials and residents share the idea that too much would have been built in Bordeaux, the local construction industry spoke on Thursday to express its fears, on the eve of the municipal elections held on 15 and March 22.

"A housing policy cannot be assessed in terms of the feeling of those who are already housed but of the needs of those who are not or badly housed," say the players in construction (building federation, developers, public works and order of architects) in their joint press release.

Build housing and equipment together

However, according to the figures of the metropolis, it would be necessary to produce 10,000 new dwellings each year on the agglomeration. "And we already have 3,000 homes behind per year so the situation will become explosive if we stop building, warns Arnaud Roussel-Prouvost, president of the federation of real estate developers in New Aquitaine. In 2019, there was already a 30% drop in new home sales compared to 2018 ".

The candidates have of course the exasperation of the Bordeaux people on the explosion of real estate prices since 2015 and the saturation of the traffic axes. To respond to this, some are proposing to ease off a bit and in particular to rebalance the supply of public facilities in relation to housing. "We should not take a break but continue to build housing and at the same time develop the equipment," says Arnaud Roussel-Prouvost. An analysis shared by Christian Surget, president of the regional federation of public works New Aquitaine. He attributes this shift to a remarkable boom in the attractiveness of Bordeaux: “Everyone was a little surprised by the LGV effect, Bordeaux was a victim of its success and we will not complain about it. "

A Bordeaux density model to invent

France has committed to no longer artificialise soil from 2030, but for these actors, the deadline is too short. The president of the federation of real estate developers in the region pleads, to go in this direction, in favor of a new reflection on density. But he warns, “we will have to get out of the stall model [typical Bordeaux house]. Yes to a reconstruction of the city on the city but by being ambitious. We shouldn't do Manhattan either, but rethink the city with new architectural forms ”.

The last districts emerged from the ground in Bassins afloat or Ginko are however far from being unanimous within the population. "The density options vary according to the context," retorts Virigine Gravière, president of the council of the order of architects New Aquitaine, who defends a diversity of the offer.

And, beyond the metropolis, the president of the regional federation of public works New Aquitaine believes that it is necessary to be inspired by the model of Grand Paris to develop infrastructures around the agglomeration. He hoped that an “overall vision” would emerge and allow “marrying territories with the city”.
