After that of firefighters and garbage collectors, a new calendar promises to be very practical for owners of accommodation in Paris and tourists who have planned a stay in the capital this year. From data collected over four years (2016-2019) on a thousand Airbnb rentals, the concierge company Guest Ready has developed a "2020 calendar for the Airbnb host", which 20 Minutes will reveal to you exclusively.

"There are times of the year when it will be more convenient to rent your apartment," explains Jacques Lavie, sales and marketing director of Guest Ready. This can allow the owner to develop a strategy to make the most of his property and optimize his departure on vacation ”.

August, affordable for tourists

According to the company's projections, June will be the month in which Airbnb rental prices will be the highest, with an average of 103 euros per night. Conversely, the months of January and February (respectively 80 euros and 79 euros per night) are more affordable for tourists, and less profitable for owners. But the real surprise is that August should offer even lower prices: 72 euros per night and per accommodation, according to the study.

"In August, the occupancy rate [number of units reserved compared to all available] is only 71%, notes Jacques Lavie. This is explained by the increasing number of seasonal rental offers - as Parisians go on vacation - while demand decreases. As a result, prices for Airbnb housing are lower. ”

These average prices over a month can vary greatly at the time of a particular event. In January, for example, the “House and object” lounge should increase prices (+14 euros on average per night from January 17 to 21), just like Fashion Week at the end of February (+10 euros on average between February 24 and March 3). In May and June, it is obviously Roland-Garros which will increase the prices, with accommodation offered at 120 euros on average during the tournament.

Airbnb in conflict with the town hall

The owners of the 52,000 apartments offered for rent in the capital (Airbnb figures) must nevertheless follow a few rules to optimize their property. In the case of a main residence, the rental to third parties cannot exceed 120 days per year. The exceptions to this ceiling (mobility lease, tourist accommodation, absence of the main accommodation for professional or health reasons) are framed.

Rules insufficiently respected according to the town hall of Paris. While Airbnb claims that only 1,000 units are rented continuously, it estimates that "between 25,000 and 30,000" apartments would be rented annually through the platform in the capital. Not necessarily illegally, but that's as much less accommodation for potential tenants who would like to live in Paris.

In February 2019, the town hall also sued AirBnb for having put 1,000 unregistered accommodation online. The conflict has gone back to the European level: the Court of Justice of the European Union (CJEU) will notably have to rule in the coming months on French law which subjects rentals on tourist platforms to prior authorization from the town hall in big cities like Paris.
