SBAB has measured the supply of new production over the past five years. At national level, the supply has gradually increased every year from 2015, and was at an “all time high” last year.

But this year, new production decreased slightly compared to 2018 - from 27,000 newly-manufactured homes to 25,000.

- Housing production is a long process. This is a consequence of you as a builder and in the municipalities waiting a little to see where the market is headed, and waiting to start sales or build projects, says Claudia Wörmann, private economist at SBAB.

Blekinge is increasing tremendously

Blekinge, Norrbotten, Dalarna and Gotland account for the strongest increase in newly produced housing rights. There are also counties where new production was previously completely non-existent. There they have thus gone from virtually no new production to a huge increase.

- Often, new production is seen as a way to offset the housing shortage. In small regions, it may be another or broader purpose, such as a supplement to housing if it has not previously existed, and then perhaps primarily housing for a certain target group such as young people and senior citizens.

Unlike in large cities, the competitive picture in small regions is often characterized by the fact that the rental market works well, and housing prices tend to be lower in general.

- You compete on other premises than in the metropolitan regions. In the big cities, there are holes to fill, new homes will come and you will find your buyers, but with some inertia.
