Looking at the whole country, the prices of condominiums were unchanged in the last month. Over the past twelve months they have increased by four percent.

Malmö stands out

In Stockholm no price change was seen, and in Gothenburg they increased by one percent. But in Malmö, prices have increased by three per cent in the large area, and a full eight per cent over the past twelve months.

- Malmö has a much lower price level than, for example, Gothenburg and Stockholm. This means that it can be quite large percent on quite small amounts, says Hans Flink, sales manager for Swedish Real Estate Statistics.

The average value per square meter in Sweden is SEK 34,404.

Unchanged villa prices

When it comes to house prices, there was no change in metropolitan areas, but it increased by one percent overall in the country. The annual rate throughout the country is fixed at one percent. Malmö also stands out when it comes to villas, with an annual rate of five percent.

- The stricter amortization requirement does not affect Malmö as much as the price level is so low. You can take a fairly large loan without being affected by it. Although Malmö is considered a major city, the price level is lower than, for example, Lund and Uppsala, says Hans Flink.

The average price in Sweden for a villa is 2,606,000.

More sales despite holidays

The number of homes sold usually declines significantly during holiday times, and so has this year. But despite this, a higher number of villas and condominiums were sold in July than the same month last year, an increase of seven percent.

- It is certainly record volume for July, but at the same time it is much less than for example May. One can assume that the population has grown, and quite a few condominiums and residential areas have been built. We probably expect that there will be larger volumes in principle each month, says Hans Flink.
