An exclusive study by the leader of the online real estate appraisal MeilleurAgents, published on Monday, shows that this device is justified because rents have increased by 15.5% in Lyon in just three years, and that at the time of its implementation. instead, “57% in Lyon and 43% in Villeurbanne” of real estate advertisements posted online before the implementation of the law “would have been outlawed in relation to the new ceilings established”.

These are also significant overruns, since "the average monthly overrun would reach 136 euros in Lyon and 94 euros in Villeurbanne", according to the study.

The hypercentre and small areas in the viewfinder

The central districts and the small surfaces are particularly concerned by this phenomenon: "92% of the advertisements of housing of less than 20 m2 posted rents higher than the limits set today", notes MeilleurAgents, specifying that the owners of studios should should review their rent down by around 9% if they want to comply with the law.

A significant difference is also noted for furnished apartments, since “the share of advertisements exceeding the maximum rent set up is 64% for furnished apartments and 45% for empty accommodation”.
