Over the past twelve months, the old property market in the Alpes-Maritimes has shown itself to be very dynamic, no doubt also driven by a kind of post-containment recovery, as the analysis of the National Federation of Real Estate Agents (FNAIM ) 06.

"The notion of a safe haven for real estate has come into full play, especially in the face of economic uncertainties", are satisfied Cyril Messika and William Siksik.

But the abundance of transactions now risks complicating their affairs.

"Demand has remained very strong since the start of the year and real estate agents are beginning to encounter some difficulties in meeting it", note the co-presidents of FNAIM 06.

A boom in transactions, more and more in branches

The trend is national and it is confirmed in the Alpes-Maritimes.

The number of transactions increases in 2021. According to estimates by FNAIM 06, 27,810 transactions should be formalized this year in the department.

This is 8.1% more than last year, but above all more than in 2019, an already record year with 27,657 concluded deals.

"And buyers are turning more and more to agencies instead of going from individual to individual", rejoice the co-presidents of FNAIM 06. "This share has been growing steadily for several years but, in one year, we have gone from 60 to 75% ”, still assess Cyril Messika and William Siksik.

Prices go up, except in the Cannes region

The stone takes value in the Alpes-Maritimes.

Almost everywhere.

In one year, prices have increased in the territory of the Nice Côte d'Azur metropolis (+ 6%), the region of Menton (+ 5%) and the urban community of Sophia-Antipolis (+ 3% ), but not in Cannes, according to the latest data from the Côte d'Azur Residential Real Estate Observatory.

In June, the Pays de Lérins agglomeration saw the average cost per square meter negotiate at 4,182 euros, or 5% less than a year earlier.

And the bill increases especially for houses, but not in Nice

With the Covid, a certain need to go green ... "The demand for garden level and especially in houses has been significantly higher in recent months", confirm Cyril Messika and William Siksik.

And this was confirmed in the prices.

On average, in the Alpes-Maritimes, this second category of property has traded upwards, much more than for apartments (+ 3.6%).

From May 2020 to May 2021, the average cost per square meter for houses thus climbed by 10.6% and now stands at 4,950 euros.

And buyers have more favored small towns, where the tension has been high.

In Nice, demand was much weaker and house transactions were even concluded with prices falling by -0.3% over one year.
